The best task you can take is speak with the seller again, show them how you will market their property and where you will display the listing, using various social media platforms. It sounds like they want more of an assurance that an agent will doing more than putting a sign in the yard, hoping a buyer comes along. If you are able to show them creative marketing tactics, using virtual staging if necessary, showcasing their home, do a blog write-up about the area and community as far as shops, restaurants, highways, etc, and show them that buyers will be attracted, they will gain more confidence in listing it with you.

I am looking for an investment opportunity and I read about the land sale at Texas Grand Ranch. Being new in the real estate field I would like to get an honest opinion regarding better returns after a couple of years. Should I go with buying land at Texas Grand Ranch or buy a house somewhere in Houston area (option is open for the area) and put it on market for rent.\nSuggestions will be appreciated. \nThank you.

There are positive sides to both investments, however, if you are only looking for a return you will need to do a little homework. Look at condos (which take much longer to appreciate in Houston) comps in the last couple of years and look at the single family location comps as well. Also, be familiar with the development community where you are looking at buying the land. I could better guide you with specifics. best residential sales months for Lake Conroe Area

People are always looking. Just make sure you are an expert in your field. My husband and I went looking for a lot and a home on the lake. I\'m the licensed Realtor. The agents who had listings knew nothing about the lake. We own a big sail boat and had questions pertaining to the lake and boat slips, etc. The Agents we contacted, who had listings for sale directly on the water, were not educated and it turned us off. \n\nIt just doesn\'t look good as an expert in real state and it\'s a bad reflection on the owner who hired an agent who knows nothing about owning on the lake.
